The Kōanga Apartments development by Ockham Residential in partnership with Marutūāhu is a striking example of contemporary urban design with a strong focus on community, cultural narrative and environmental connection. Located in Waterview alongside Great North Road and the Oakley Creek reserve, the project comprises studio, one- and two-bedroom apartments that bring a new vibrancy to the area.
Distinctive features such as curved balconies inspired by traditional kete weaving and a warm colour palette drawn from native pingao grasses give the building a unique visual identity while celebrating its connection to place. Shared landscaped gardens and a sunlit pool reinforce the project’s kaupapa of building communities, not just buildings.
Passive Fire NZ was engaged as the specialist passive fire contractor for Kōanga Apartments. The project required a range of advanced passive fire protection systems to achieve full compliance with the New Zealand Building Code while maintaining the architectural integrity of the design. Key challenges included integrating systems within curved brickwork and complex detailing, designing custom fire seals and collars to fit around irregular finishes, and ensuring all installations were both discreet and highly effective.
Our team implemented tailored passive fire solutions across the build to deliver complete fire compartmentalisation and structural safety. All works were completed to strict compliance standards, with careful coordination to preserve the clean lines and quality finishes characteristic of Ockham Residential developments.
