The Alexander development in Ōtara, Auckland is a large residential project delivered in partnership with Gemscott and Taylor Construction for Kāinga Ora, providing modern homes and shared spaces designed to support the surrounding community.
Passive Fire NZ was engaged to deliver the passive fire protection scope across the development, ensuring the required fire compartmentation and life safety systems were maintained throughout the buildings in accordance with the New Zealand Building Code.
Our team completed fire stopping installations across six separate residential buildings within the project. The works included fire stopping of service penetrations along with the protection of fire rated walls, floors and exterior areas, ensuring the required fire separation was maintained throughout the development. All installations were carried out using tested and approved systems, with a consistent focus on clean, compliant and inspection-ready work.
One of the more technically challenging aspects of the project involved the high fire-rated ceiling within the common room area. To install passive fire solutions around lighting penetrations, our team had to work within tight ceiling cavities, carefully navigating the space while maintaining strict safety procedures and installation accuracy. The confined access required patience, vigilance and a strong focus on detail to ensure the integrity of the fire rating was maintained.
A key factor in the success of the project was the strong collaboration on site. Working alongside the Taylor Construction team and other trades, the project progressed efficiently with a shared commitment to quality workmanship and compliance.
The result was a well-executed installation across all buildings, supporting the overall safety performance of the development. In residential environments where families and communities live, passive fire systems must perform exactly as designed when they are needed most. The completed works at the Gemscott Alexander development provide compliant fire compartmentation designed to protect both the building and the people within it.
