Summerset Cambridge Village is a large, multi-build residential and care community – combining villas and a three-storey Regional Main Building, with around 10,000 m² of floor area. Once complete, the village will provide a mix of care and memory-care apartments, serviced apartments, and communal facilities including a pool, gym, café, spa and more.
Passive Fire NZ was engaged to deliver full passive fire protection across the development. Our work included fire-stopping, fire-rated compartmentation, sealing of service penetrations, and fire-protection for structural and service elements throughout the site.
One of the standout aspects of this project was scale: the installation of over 10,000 fire-stop pins and collars to manage every service penetration (pipes, cables, ducts, penetrations through slabs, walls and ceilings). With a build that combines structural steel framing, pre-nail timber and cross-laminated timber (CLT) slabs and walls, careful detailing was required to ensure every penetration maintained the required fire-resistance rating (FRR) under the building code.
We also installed fire-rated protection around structural steel in certain villas, used fire-sealed bulkheads for mechanical ducts through fire-rated ceilings, and sealed service penetrations in dark services zones such as maintenance corridors and shared amenity spaces. All fire-protection systems were specified, installed and verified to meet or exceed NZ Building Code standards under the relevant compliance frameworks.
By taking a comprehensive, detail-driven approach to fire separation and service penetration sealing, we helped deliver a fully fire-protected, compliant residential village – offering safety, structural integrity and long-term peace of mind for residents, staff and visitors.
