L’Oréal’s new Auckland distribution facility is one of the country’s highest-performing industrial builds. With a 1,500sqm warehouse footprint and a peak height of 15 metres, the project was designed for operational efficiency, sustainability and long-term resilience. It is also New Zealand’s first industrial building to achieve a Green Star 6 – Design and As Built (v1.1) rating from the New Zealand Green Building Council.
Passive Fire NZ was engaged to deliver the full suite of passive fire protection systems, ensuring the facility met strict compliance, performance and sustainability requirements. Our work focused on high-risk areas where fire-stopping, fire-rated construction and robust fire compartmentation were critical to the building’s safety strategy.
One of the key spaces was the Dangerous Goods Store, where we installed a 240-minute fire-rated compartment to safely contain hazardous materials. Our team also delivered 120-minute fire protection for a specialised storage area and completed passive fire systems for the mezzanine office.
To support the wider fire strategy across the site, we carried out upgrades to the foam system room and delivered a full refurbishment of the sprinkler valve room, ensuring these essential services were fully fire-rated and compliant. Fire-stopping and fire-seal installations were completed throughout the warehouse to protect penetrations, maintain compartment integrity and achieve the required structural fire resistance ratings.
Throughout the project, we worked closely with Waide Commercial Construction and all consultants to integrate compliant passive fire solutions without disrupting the operational flow or architectural intent of the facility. The result is a safe, future-ready and fully compliant distribution centre that sets a new benchmark for sustainable industrial development in Aotearoa.
