QT Hotel

Fire Safety in a Modern Hotel That Began Life as an Office

Contractor: Dominion Construction

Passive Fire NZ played a vital role in the award-winning transformation of Auckland’s QT Hotel – a once dated office block, now a standout boutique destination known for bold design and high-end hospitality.

This conversion wasn’t a simple refresh. Turning an older commercial building into a contemporary hotel meant rethinking its entire fire protection strategy from the inside out. Working closely with Dominion Construction, leading architects and interior designers, our team designed and installed advanced passive fire systems that deliver full compliance without disrupting the hotel’s striking design intent.

The QT’s unconventional layouts added significant complexity. Asymmetrical guest rooms, open-plan bathrooms, exposed services and unique spatial sequencing required tailored firestopping solutions. Every penetration, service route and compartment line had to be planned with precision to ensure performance while respecting the architectural details that make the hotel so distinctive.

Passive Fire NZ integrated fire-rated materials and systems seamlessly across floors, wet areas, risers, plant zones and public spaces – including the building’s renowned rooftop bar. Our work ensured the structure meets modern life-safety and performance standards while supporting the hotel’s creative vision.

The result is a safer, future-ready landmark that blends personality with protection. This project highlights Passive Fire NZ’s expertise in delivering innovative, compliant fire solutions for complex architectural environments where design and safety must work hand in hand.
