A Future-Ready Build: Inside L’ORÉAL’s Green Star 6 Distribution Facility

Some projects stand out the moment you walk onto site.
The new L’Oréal distribution facility in Auckland was one of those!
A big, bright warehouse with serious height, clever planning and a clear goal from day one: build something future-ready.
The team delivered exactly that. This build has now become New Zealand’s first ever Green Star 6 – Design and As Built (v1.1) project.
That’s a huge achievement for everyone involved, and a real milestone for sustainable construction in Aotearoa.
For Passive Fire NZ, this job was all about thoughtful problem-solving.
Different parts of the site needed different levels of protection – from the dangerous goods area to the mezzanine office and specialised rooms for foam and sprinkler systems. Each space came with its own rules, its own risks, and its own way of keeping people safe.
Our crew spent a lot of time planning clean, compliant solutions that would fit the design without getting in the way of how the building works.
That’s the part of the job we love – making complex spaces simple, safe and future-proof.
Huge congratulations to Waide Commercial Construction Ltd, James Kirkpatrick Group and L’Oréal for bringing this to life – congratulations to all of the teams who played a role – and thank you, ngā mihi nui for having us on the journey.
