Cordis Hotel

The Cordis Auckland (formerly The Langham) was a 411-room luxury hotel on the corner of Symonds St and City Road. The extensive hotel refurbishment comprised works to the existing public areas, a restaurant expansion and a new bar, as well as the addition of 244 new rooms and suites; this making the Cordis the biggest hotel by room count in New Zealand with 655 rooms.

Milford 110


Contractor: Waide


Positioned on the corner of Kitchener Road and Pierce Road is Milford 110 – four levels of spacious apartments plus a top level Penthouse.

Nestled into the Milford Ridge, the apartments sit above semi underground parking with a street level café or local business on Kitchener Road.

Kāinga Ora, St George’s Rd


Contractor: Kalmar


Construction of 72 residential units across 3 buildings of 5 and 6 floors in concrete and steel structure and a brick façade.

Carlaw Park Student Village


Contractor: Haydn+Rollet


Haydn & Rollett have worked on the development of the Carlaw Park site for over ten years, transforming it from a muddy, disused rugby league ground to a bold and lively city fringe precinct. The 1.8ha site is close to the university as well as centrally located to motorways, waterfront and the CBD, but the density of the area also provided challenges for the simultaneous construction of four towers.


Built over two stages of 18 months, the programme was particularly tight for constructing towers connected by landscaped podiums and housing 213 apartments with 698 bedrooms, 164 undercroft commuter car parks and 650m2 of common amenity spaces.

Voco-Hie Apartments - Passive Fire Solution

VOCO-HIE is a unique 39 storey, 140-meter-tall hotel development; with two independently operated hotel chains which are ‘stacked’ one above the other in a tower format. A total of 494 guest rooms will be provided. Selected key plant and equipment infrastructure is shared where possible, and the structural design has been refined to accommodate the differing hotel dimensional configurations.


Outside of its core guest room function, this development will provide food and beverage offerings, a ‘sky lounge’ bar, conference facilities, recreational facilities, and cold shell retail.

Passive Fire Carlaw Park

Carlaw Park


Contractor: Hayden & Rollet


For the latest stage of the Carlaw Park student village, Haydn and Rollett was up against an unforgiving clock. The deadline, established with the University of Auckland in 2019, well before the advent of the Covid pandemic, was that the ten-storey building had to be formally handed over by Feb 1, 2023 in time for the start of the academic year. Late delivery was not an option, and that fact didn’t change even as Auckland went into multiple lockdowns and Covid wreaked havoc with the supply chain.

Victoria Residences


The Victoria Residences is a 24 level new build with over 140 apartments and 9 retail shops located directly across the road from the Sky Tower and Sky City Casino.


Project managed by our consultant, this new build was under construction at a time where the council had renewed its efforts to crack down on compliance.


Passive Fire NZ helped the client to meet compliance by providing expertise over and above installing solutions on site. PFNZ was also employed to bring the skills of on-site tradies up to speed and help them understand the requirements for fully compliant passive fire solutions.


We can train trades on passive fire to bring their skills and knowledge up to speed.

396 Queen St - Four Points Sheraton

Four Points Sheraton Hotel


The Four Points Sheraton is a 22 level office conversion and now a live hotel.


PFNZ came up with a most innovative solution for this conversion; we incorporated a system where multiple penetrations could pass through the firewall at a central location, saving time and money, thus enabling one solution throughout (on all penetrations).


Extensive pre planning by our team also allowed for penetrations through gib walls making it easier for the gib fixers to line the walls and not have to cut gib around thousands of penetrations.


A challenging site, particularly after the hotel went live before completion, meaning our workers had to display a professional and considerate work ethic, sometimes carrying materials 20 stories so as not to disturb guests.


PFNZ also worked exceptionally well with the other tradies; not only designing the passive fire side of things but assisting with the construction sequencing.


We can be accommodating of ‘live’ commercial sites, working around noise and access restrictions.

Lakeview Apartments at Summerset - Ellerslie

Lakeview Apartments at Summerset at Heritage Park


The Lakeview Apartments are a 7 level retirement village spread across 3 separate blocks.


Having previously worked with Olsen Fire and Risk on the successful Mt Eden prison job, we were referred to the building company for this job on a working retirement village, again having to be mindful of residents and causing little disruption.


PFNZ was involved at the pre planning and design stage which resulted in lower costs and sped up productivity.


Our involvement at the pre planning and design stage delivers exceptional cost and time efficiency for the client.

Highbrook - Quest Hotel

Quest Hotel – Highbrook


An extension to 62 existing serviced apartments including Studios, and One and Two Bedroom Apartments.


A corrective job where plumbers had fire stopped their own services. These were later found to be non compliant and PFNZ came in to fix.


We fix passive fire work found to be non compliant.

The Hilton Auckland - Level 8

The Hilton Auckland – Level 8


Conversion of the top floor penthouse into 21 new guest rooms including the complete replacement of envelope and roof.


This unique job took place in a ‘live’ luxury hotel where PFNZ had to work around noise restrictions.


We can modify the sequence of work to accommodate unique constraints on site.

Pinesong – Metlifecare Retirement Village


Pinesong Village is a 5 level, 40 room retirement village in Titirangi, West Auckland.


Due to new testing and a good relationship with the suppliers, PFNZ saved the client time and cost by identifying non compliant plans. As the solutions accepted at consent stage were changed, so all previous designs had to be adapted quickly by our team.


PFNZ worked with the fire engineer & suppliers to come up with compliant solutions that best met the clients needs and resulted in an easy handover of PS4 documentation at the end of the job and excellent outcome for all.


As the retirement village was fully functional at the time of the project, PFNZ worked around noise and other functional constraints to accommodate residents.

Connect Anzac Apartments


The Connect Anzac Apartments are a 16 level apartment building in the heart of Auckland’s CBD.


Originally signed up to do metal pipes and alarm cables, sprinklers and slab edge, PFNZ took over all passive fire requirements after fixing remedial work on other trade’s firestopping.


We can fix remedial work or previous errors in firestopping.

Sylvia Park Offices


Sylvia Park Offices is a ten level office building in Mt Wellington, Auckland.


Due to facade defects the programme had fallen behind significantly when PFNZ came on board.


Our team worked in 24 hour rotating shifts, 7 days a week in order to complete the delayed work for the client.  


This site was also unique in that PFNZ was able to work with all stakeholders to come up with solutions for a system that hadn’t been tested at that time.


We can work with a client to deliver a project to a difficult timeline.

10 St Marks


Luxury apartments with retail; 8 stories with two levels of carpark across 3 buildings.


PFNZ brought a lot of value to this new build from the beginning, assisting the fire engineer in designing systems and coming up with innovative solutions that fit with the unique design of the building.


Our awareness of how to treat services to the tested standard, and the spacings required between services was of specific help, along with the education of other sub contractors on site.
